Travel: we don't charge for travel within our coverage area. Travel time is included in the hourly rate for hands-on work, and quoted jobs are quoted as a whole.

How We Cover This Many Areas

Covering 60 towns and villages within a 35-mile radius is a deliberate choice rather than an accident. From our Middlesbrough base the geography works out well: most of Teesside, Tees Valley and East Cleveland is within 15 minutes' drive, the North Yorkshire market towns and Esk Valley villages are 30–45 minutes via the A171 or A19, and the Darlington and south Durham areas are reachable on the A66 and A19 corridors. We schedule jobs efficiently — clustering work in neighbouring villages where possible — so we can offer the same fair pricing across the whole coverage area without postcode loading.

Local Knowledge by Region

Teesside core (Middlesbrough, Stockton, Thornaby, Redcar): a mix of Victorian and Edwardian terraces, 1930s semis, post-war estates and modern developments. Most homes are conventional brick-and-block, with the older terraces presenting characteristic challenges (sash windows, solid walls, decorative plasterwork worth preserving).

East Cleveland coast (Saltburn, Marske, Loftus, Staithes): salt-air corrosion is a real factor here. We specify stainless or marine-grade fixings as standard and use micro-porous coatings on external woodwork that last 2–3× longer than ordinary gloss in this environment.

North York Moors (Stokesley, Great Ayton, Castleton, Danby, Lealholm): almost all properties are within the National Park, with strict materials rules — traditional pantile, painted timber, lime mortar. We carry the appropriate consumables and have experience working with the National Park Authority's planning officers.

Tees Valley west (Yarm, Darlington, Hurworth): a mix of affluent commuter villages with conservation areas, plus larger urban housing in Darlington itself. Hurworth's Georgian green and Yarm's High Street both require materials-appropriate work.

South County Durham (Bishop Auckland, Newton Aycliffe, Spennymoor, Durham): the New Towns of Aycliffe and Peterlee have substantial non-traditional construction (No-Fines concrete, Reema, steel-frame) which needs specific fixings. Durham city has UNESCO World Heritage controls on its peninsula.

Booking, Quotes and Travel

We don't charge a callout fee or add travel-time loading within our coverage area. All quotes are free and provided in writing before any work begins. For straightforward jobs we can often quote by email from photos and a description; for anything more involved we'll arrange a free site visit, usually within 2 to 5 working days. Emergency work (active leaks, broken security, storm damage) is prioritised for same-day or next-day attendance wherever possible.
